The poor homeownership status of the immigrant households is a serious concern for the development of Brunei Darussalam. The immigrants contribute substantially to the economic development in this country. The government has undertaken several policies to provide housing ownership for the immigrants. The effect of housing policy and social capital factors on the immigrants’ homeownership have largely been unexplored in the context of Brunei Darussalam.  This study investigates the homeownership status of immigrants living in Brunei Darussalam. This paper investigates how socio cultural and policy factors influence homeownership status of immigrants in the country. The study used a set of social capital and policy indicators to examine how socio-cultural factors and housing policy contribute to homeownership of immigrants in Brunei. Data for the survey were collected from 400 respondents from across multiple districts in Brunei Darussalam, using a structured questionnaire. The Statistical Package for Social Science (SPSS) and Analysis of a Moment Structure (AMOS) for Structural Equation Modelling (SEM) technique was applied for statistical analysis. The results show that social capital factors contributed significantly to homeownership of the immigrants. The significant relationship between social capital and homeownership was mediated by housing policy. Results indicate the contribution of social factors is significant to homeownership. The results suggest that socio-cultural factors are essential in improving homeownership of immigrants. The study provides valuable insights for decision-makers and practitioners to give priority to investments in social capital and may formulate flexible housing policy for the immigrants in Brunei Darussalam.
