One of the most urgent challenges of our time is the need to reduce carbon emissions. According to the IEA report, emissions from the energy sector worldwide reached a new high of 37 gigatonnes (Gt) in 2022, up 5% from 2015. The United Nations Framework Convention on Climate Change (UNFCCC) COP 26 has given a specific focus on mitigating greenhouse gas emissions globally by 2050. Net-zero Building (NZB) has been internationally recognized as an innovative sustainable development model for attaining Net-zero target of the built environment by 2050. Although NZBs are advocated as a significant strategy for achieving emission targets, there are many factors that affect its adoption and these factors needs a detailed investigation. This study presents a detailed analysis of 30 NZB case studies from India and identifies the key strategies used for achieving NZB. In addition, inferences from the analysis of energy performance index of these case studies are also discussed with respect to the building size, building typology & occupancy and the climatic zone. India has pledged to reach Net-zero carbon emissions by 2070 in Glasgow COP26 climate summit. India’s transition pathway towards low carbon buildings is challenging due to its specific environmental, climatic, social, political, cultural and economic context. This study presents a review of drivers and barriers related to the adoption of NZB from the published literature based on different stakeholders and building occupancies. Further, a brief review of drivers and barriers with a specific focus on the Indian context is also presented. The results are useful for policymakers and other stakeholders to arrive at informed decisions and accelerate the NZB adoption.
